Buying property in Northern Cyprus is not a yes-or-no question. It is a verification question.
Clear answers for international buyers: from who can buy and how the process works to ownership, permissions and the checks worth making before you commit.
Every important answer is connected to the sources behind it.
Start with your question

How buying here actually works
Seven stages, in the order they happen. The full guide explains each stage, the deadlines and the rules behind it.
Research
You choose a lawyer who acts only for you, and you find out who the seller really is.
Property checks
Ownership, title, registered charges and the relevant permissions are checked.
Contract
Your lawyer reviews the terms and the safeguards before you sign.
Registration
The signed contract is registered, which puts your rights under it on record.
Permission
The required foreign-buyer permission is applied for, and a decision follows.
Completion
Once permission is granted, the remaining payments, fees and taxes are settled.
Title transfer
The property is formally transferred into your name.
Before you commit, know what to check
The Buyer Protection Check is twelve verifications a foreign buyer can make before committing, in five areas. Each names the office that holds the record and the document that counts.
It gives no score and does not call a property safe; the items still outstanding become the list you take to your lawyer.

Ownership, title and permissions
The registered owner, the title category, what is recorded against the land, and the planning and building permissions.
Your lawyer and the seller
A registered lawyer who acts only for you, and who the seller or developer really is.
Contract and registration
Reviewed for you before signing; stamped and registered afterwards.
Permission and completion
The foreign-buyer permission applied for or granted; final approval in place or its route confirmed.
Title transfer
A confirmed route to the title in your name.
Every property has a history. Start by understanding the title.
A title deed records who owns the parcel and a category that describes the land’s history. The category matters because different histories lead to different questions to investigate before you commit; your lawyer can state it in writing.
The three categories, by origin
Registered before 1974
Türk koçanı
Registered to a Turkish Cypriot or other non-Greek Cypriot owner before 1974.
Issued after 1974 as equivalent property
eşdeğer koçan
Issued after 1974 to a Turkish Cypriot in exchange for property left in the south.
Issued after 1974 as an allocation
tahsis koçanı
Allocated after 1974 to other categories of people, not in exchange for property.

How North Cyprus Reference works
Sources before assertions
Important statements connect to the evidence behind them: the law, the gazette, the judgment or the official document, with the passage quoted.
Current rules, with history
When a rule changes, the previous version stays on the record, marked as superseded, with the instrument that changed it.
Uncertainty stays visible
Where something has not been established with confidence, the page says so, and figures not yet verified from a primary source are not published.
Different positions stay attributed
Government positions, court findings and professional interpretations are labelled as what they are and are not presented as the same thing.
The record holds 45 rules, 35 claims and 42 sources, each dated and each linked from the pages that rely on it.
Named legal review has not yet taken place; every page says so.
